Terms & Conditions

Payments

Payments for your rooms are due minimum 30 days prior to arrival in full by bank transfer. All extras (car park, breakfasts…) can be settled at the house by cash only. Full payment is due 30 days prior to your stay for New Year and special events (ie Festival/ sports events) and is non refundable.

Bank Transfer (preferred)

To be made 30 days prior to arrival using the details given;
please check your confirmation for details.
The Albyn will not be responsible for any bank transfer fees, the amount transferred must be equal to the full booking fee thank you.

Card payments

Will be made automatically 30 days prior to arrival with the card used to book. Non refundable, Please note that there is no card payment accepted on site, we no longer have a card machine!! Card payments can only be processed with the card used to guarantee your reservation, the card is processed via Stripe 30 days prior to arrival & with no less than £100.00 exchange rates are set by your bank, we are not liable for any dispute over currency rates) we will authorise or charge your card prior to arrival for the full amount of your stay if you notified me that you wish to pay cash. The issue of card details to confirm a booking constitutes a legal contract between the Albyn and the booker. To prevent incurring any cancellation loss, we recommend that all our customers take out appropriate travel insurance. By reserving with us you agree to these terms & conditions. Any data gathered during the course of any booking may be held on computer. Please refer to our Privacy and Cookie Policy.

If you have reserved through a booking agent (booking.com, Expedia…etc…)

Your reservation is made through an agent, i am not authorise to modify or cancel it for you, please contact your agent direct. As per T&C’s, the full fee of your reservation is paid 30 days prior to arrival in the currency of the booker (payment is taken using Stripe), exchange rates are set by your bank, we are not liable for any dispute over currency rates. Your payment is non-refundable, changeable or transferable. Please contact your agent on-line should you have any questions. The issue of card details to confirm a booking constitutes a legal contract between the Albyn and the booker. These terms and conditions apply without exception. Please note that all extras incurred during your stay, must be paid by cash, no card payments on extras.

Cancellation policy

Changes and cancellations to your bookings to be advised 30 days prior to arrival or the full stay is due (30 days for New Year and special events). No-shows to be charged in full. Full non-refundable prepayment is due for groups of 2 rooms, Sporting event & Festivals. Damages (even discovered after departure) to beds, mattresses, furniture, en-suite facilities, linen and carpet will be charged to the customer at market value. Smoking (this includes E-cigarettes) in the house and grounds at front is prohibited; we charge a £250.00 penalty fee per offence, even if found when you have left. We ask that you check your confirmation on receipt and advise us of any errors immediately. We cannot be held responsible for any errors made during the booking process.

Check in Important notice!

The Albyn offers early self check in everyday from 2pm until late through a key box, please monitor your email or texts to make sure you have all the information available. I live on site and am available in person weekdays from 4/8pm or by text.

(If you decide to come earlier to the accommodation anyway, no problem, request this, there is a charge of £50 for earlier arrival and luggage storage)

Reception times to meet, clearly provide an arrival time;

Monday to Friday between 4pm & 8pm, I will be here 30 min each side of your required meeting time.

Check out is by 10am, self check out anytime, no late check out, if you do wish to enjoy your room longer, please purchase an extra day, charges apply for delayed check out.

Parking

Add £10.00 per night, car check in 10.00am, check out 10.00am. Payable by cash only on arrival. I do not take responsibility for your vehicle after check out 10.00am, if you do wish to use the car park, kindly book an extra day @ £10.00. thank you. Unused parking will still be charged as we hold it for you, there is very limited availability, we will explain alternatives if we are fully booked. Pet & Service Animal Policy – Health and Allergy Consideration

Due to a severe, medically diagnosed allergy to animals, our accommodation operates under a strict no-pet policy, including service animals such as guide dogs or emotional support animals.

This is not a matter of preference, but one of serious health risk to the owner, who resides on-site and personally manages all aspects of the guest house. Exposure to animals, even hypoallergenic breeds or well-trained service animals, can trigger potentially serious allergic reactions, impacting the safety and continuity of service.

As a small, private, owner-occupied guest house, we are not able to provide the separation or facilities required to safely accommodate guests with animals, and regretfully cannot make exceptions — even in cases where service animals would ordinarily be permitted by law in commercial public accommodations.

We fully respect the rights and needs of individuals requiring service animals and sincerely regret any inconvenience caused. We are happy to provide recommendations for alternative accommodations nearby that are dog- and service-animal-friendly.

We kindly ask for your understanding as we prioritize health and safety in a shared living environment.

SUPERIOR DOUBLE OR TWIN ROOM

From £79.00 week-rate room only to £159.00 week-ends/ rack-rate room only. Superior Double or Twin en-suite room.

SUPERIOR DOUBLE KING ROOM

From £79.00 week rate room only to £159.00 week ends/ rack-rate room only. Superior Double en-suite room.

LARGE SUPERIOR KING ROOM (large suite)

From £79.00 rate for room only. Superior Double or Twin en-suite room.

All rooms are of double occupancy, sadly we no longer accommodate children, no children in a parent’s bed. We regret that we will turn away any customers bringing additional people and exceeding the maximum room occupancy which is 2 people.

BREAKFAST Les Croissants (£10.00)

Additional £10.00 for 4 croissants and two hot drinks served to your room or take away. (available all week, order by 5pm day before latest)

Minimum Stays

Minimum stays apply at Weekends, Rugby Internationals, Edinburgh festivals and special events. Please note that we are unable to accept group bookings of more than 2 rooms (Max: 4 Persons). We do not accept hen and/or stag parties. Any group booking under different names over 2 rooms together will be charged a 10% extra charge. Weddings or group bookings are only acceptable if the whole house is reserved for a three nights minimum, please enquire with me by email on info@albyntownhouse.co.uk
